Property taxes when you buy in Hallandale Beach, Hollywood, Dania Beach, West Park or Aventura: 2026 millage rates and how to estimate your bill
October 31, 2026 · Zach Curtis, REALTOR®, Realty Hub
Short answer: in Florida your property tax is the taxable value times the millage rate, where one mill is $1 per $1,000 of taxable value. For 2026, total rates run from about 18.9 to 22.0 mills in the Broward cities below and about 16.7 mills in Aventura. As a buyer, estimate from your own price and exemptions, not from the seller's tax bill.
2026 millage rates by city
These are the total final 2026 rates from the Broward County Property Appraiser's 2026 final millage table and the Miami-Dade Property Appraiser's 2026 adopted millage chart, with 2025 rates from the Broward appraiser's millage page and the Miami-Dade chart for comparison.
| City (millage code) | 2026 total mills | 2025 total mills | Tax per $100,000 of taxable value (2026) |
|---|---|---|---|
| Hallandale Beach (2513) | 20.5657 | 20.6717 | $2,057 |
| Hollywood, North hospital district (0512) | 21.9985 | 22.0571 | $2,200 |
| Hollywood, South hospital district (0513) | 20.8399 | 20.8985 | $2,084 |
| Dania Beach, North hospital district (0412) | 20.1062 | 20.1948 | $2,011 |
| Dania Beach, South hospital district (0413) | 18.9476 | 19.0362 | $1,895 |
| West Park (3513) | 20.8031 | 20.8379 | $2,080 |
| Aventura, Miami-Dade (2800) | 16.7154 | 16.7488 | $1,672 |
Hollywood and Dania Beach each have two rates because parts of each city fall in the North Broward or South Broward hospital district, which levy different amounts. Confirm the millage code for a specific property with the property appraiser before you rely on a number. The totals combine county, school board, city and other taxing authorities.
A worked estimate
Say you buy a Hallandale Beach condo for $350,000, and the appraiser's just value after the sale comes in around that price. With no exemptions, the estimate is $350,000 × 20.5657 ÷ 1,000 = about $7,198 a year. The same taxable value in Aventura at 16.7154 mills is about $5,850.
That figure is only ad valorem tax. Your bill can also include non-ad valorem assessments, which are charges not based on millage, such as those a city or district levies for specific services (section 197.3632). Look at the current bill's non-ad valorem lines; they usually don't depend on the price you pay.
Why the seller's tax bill can mislead you
- The cap resets at sale. A homestead's assessed value is capped while one owner keeps it, but after a change of ownership the property is reassessed at just value on the next January 1 (section 193.155). A long-time owner's bill can be far below what you'll pay.
- Exemptions don't transfer. The seller's homestead exemption ends with their ownership. You file your own.
- Non-homestead property has a different cap. If the home won't be your homestead, the yearly increase in assessed value is capped at 10% for levies other than school taxes, after the property is first reassessed at just value (section 193.1555).
For the full picture, read the homestead exemption guide for new buyers.
How homestead changes the estimate
If you make the home your permanent residence and qualify, Florida's homestead exemption takes $25,000 off assessed value for all levies, plus an additional exemption on assessed value above $50,000 that applies to every levy except school taxes (section 196.031). The additional amount is now adjusted for inflation each year, so ask the property appraiser for the current figure. Because the school portion is a large part of the total rate, run the estimate in two pieces or ask your lender to.
When the bill comes and the early-payment discount
Florida property taxes are due November 1, or as soon after as the tax roll is certified, and become delinquent April 1 of the following year (section 197.333). Paying early earns a discount of 4% in November, 3% in December, 2% in January and 1% in February (section 197.162). If your lender escrows taxes, it pays the bill from your escrow account. Your purchase contract sets how the year's taxes are split with the seller at closing.
Put the estimate to work
- Pull the 2026 rate for the property's millage code from the table above.
- Multiply by your expected taxable value after any exemptions you'll qualify for.
- Add the non-ad valorem charges from the current bill.
- Enter the total in the property tax field of the affordability calculator, together with condo dues and insurance.
- Ask your lender to use the same figure on your loan estimate.

How do I estimate property taxes on a home I'm buying in Broward?
Multiply the expected taxable value by the millage rate and divide by 1,000, then add the non-ad valorem charges from the current bill. Adjust for any homestead exemption you'll qualify for.
