Florida condo safety laws: milestone inspections and SIRS, explained
Milestone inspections
Condo and co-op buildings three stories or taller need a milestone structural inspection by December 31 of the year the building turns 30, then every 10 years. Local building officials can require it at 25 years. Phase 1 is a visual inspection; Phase 2 follows if problems are found. (Florida Statutes §553.899.)
Structural integrity reserve study (SIRS)
The same buildings must study and fund reserves for key structural items such as the roof, structure, fireproofing, plumbing, electrical, waterproofing and windows. Associations report to the state; you can search the state condo database at DBPR.
What to ask before you buy
- The latest milestone inspection report and any repairs required
- The SIRS and the current reserve funding plan
- Any special assessments, approved or proposed
- The budget, insurance policy and recent board minutes
