Renting with Zach: who works for you and the full move-in cost
zach.homes is for renters and buyers. There's no landlord section. When you rent with Zach, he represents you, the tenant.
Why have an agent who represents you, the renter
The listing agent works for the landlord. Their job is a good tenant on the landlord's terms. Zach works for you.
- Real facts, in writing. Deposit, fees, association approval, pet rules and move-in date, when the listing leaves them out.
- Scam check first. Zach confirms the listing and the person you'd pay are real before any money moves.
- Tours and the application. Same day when the listing side allows. Zach puts your application together and handles the association approval.
- Terms in your favor. Zach negotiates things like the move-in date, lease length and what's included, then walks you through the lease before you sign.
- One person, A to Z. From the first search to the keys. Not a call center, not a team.
You sign a written tenant agreement with Zach before your first tour, so it's clear he works for you. Zach is a licensed real estate agent, not a lawyer; for legal advice about a lease, ask a Florida attorney.
Your full move-in cost, before you tour
What you usually pay before you get the keys:
- First month's rent
- Last month's rent, if the landlord asks for it
- Security deposit
- Application fee, often per adult
- Association application fee (common in condos and HOAs)
- Pet deposit or fee, if you have a pet
- Any move-in or admin fee the listing side charges
Every rental page shows each item with its source and date. If the listing doesn't say, it reads "Not listed - ask Zach", and Zach gets the real number in writing before you tour. Nothing is guessed.
