Down payment assistance in Broward County: county, city and state help for buyers in Hallandale Beach, Hollywood, Dania Beach and West Park
October 31, 2026 · Zach Curtis, REALTOR®, Realty Hub
Short answer: Broward County offers down payment help as a 0% interest, deferred-payment second mortgage, and the State of Florida has its own programs through Florida Housing. Whether you can get county money depends on your income, your price, where the home is and whether that area has funds at the moment, so check the county's current flyer and talk to a participating lender before you shop.
Broward County's Affordable Housing Trust Fund program
Broward County's Housing and Urban Planning Division describes its main buyer program this way (Broward County: Home Buyer Programs):
- Amount: up to $100,000 per household, as a deferred-payment second mortgage at 0% interest with a 15-year term.
- Income: household income below 120% of the area median income, certified by the county.
- Where: anywhere in Broward County, with funds allocated by county commission district on a first-come, first-qualified, first-served basis.
- Price: a maximum sales price of $679,324.
- Your money: the buyer contributes 3% of the purchase price, except with VA loans.
- Property: houses, condominiums, villas and townhomes. Mobile homes and cooperatives are not eligible. A home inspection report is required, and you must own and live in the home as your primary residence.
- Process: take a homebuyer education class from a HUD-approved agency, get approved by a lender, and your lender reserves the funds; there's no online application. The county says income certification and funding take 5 to 6 weeks after it receives the lender's package.
City-by-city funding: check the current flyer
The county also publishes a Homebuyer Purchase Assistance flyer listing the amount and funding status by community. The version updated in August 2026 shows (Broward County HPA flyer):
| City | Amount per property | Income limit | Status on the flyer |
|---|---|---|---|
| Hollywood | Up to $50,000 | 120% of area median | Listed without a no-funds note |
| Hallandale Beach | Up to $80,000 | 80% of area median | No funds; new allocations expected November 2026 |
| Dania Beach | Up to $80,000 | 80% of area median | No funds; new allocations expected November 2026 |
| West Park | Up to $80,000 | 80% of area median | No funds; new allocations expected November 2026 |
The same flyer lists the income limits by household size. At 80% of area median, the limit is $71,000 for one person, $81,150 for two, $91,300 for three and $101,400 for four; at 120% it's $106,440, $121,680, $136,800 and $152,160. It also says you may not have owned a residential property in the previous three years, and that assistance may be used for closing costs, down payment, principal reduction or an interest rate buydown.
Funding changes often. Treat this table as a snapshot of the county's flyer and confirm with the county or a participating lender before you count on it.
State programs: Florida Housing and Hometown Heroes
Florida Housing Finance Corporation's homebuyer loan programs require a minimum 640 credit score, a participating lender, approved homebuyer education, and price and income below the county limits, and you must meet the IRS first-time buyer definition, meaning you haven't owned and lived in your primary residence in the three years before the purchase (Florida Housing: homebuyer programs). The Hometown Heroes program adds help for eligible workforce occupations (Florida Housing: Hometown Heroes); our condo down payment guide walks through its 2026 terms.
Buying in Aventura? It's in Miami-Dade County, so the Broward programs above don't apply there, but Florida Housing's state programs can.
What assistance doesn't change
- You still need a first mortgage. The assistance is a second loan. Your credit and income have to qualify for the first; see buying with low or no credit.
- The building still has to work. For a condo, the building must fit your loan type; see how to check if a condo is FHA-approved.
- Monthly costs still count. Taxes, insurance and condo dues are part of your payment. Use the affordability calculator and read why condo fees are so high.
- It's a loan with conditions. Read when it must be repaid, for example if you sell, refinance or stop living in the home, before you sign.
A step-by-step plan
- Check the county flyer for your target cities and note which ones show funds.
- Compare your household income to the 80% and 120% limits for your household size.
- Book a homebuyer education class with a HUD-approved agency; the CFPB counselor search lists them.
- Talk to a lender that participates in the county or Florida Housing programs, and get pre-approved with the assistance built in.
- Shop within the program price limit and your approval, and plan around the county's 5 to 6 week funding timeline in your contract dates. See buyer closing costs in Broward.
