Hallandale Beach condos under $300K: what's for sale, what it really costs, and FHA
October 28, 2026 · Zach Curtis, REALTOR®, Realty Hub
Hallandale Beach is one of the few places on the South Florida coast where condos under $300,000 are still common. On October 28, 2026, half of the 1,012 Hallandale Beach condos for sale on zach.homes were asking $299,000 or less. The asking price is only the start, though: dues, assessments, insurance and whether a lender will finance the building matter as much. Here's the full picture.

Why some condos here are so much cheaper
Two units in the same price range can be very different buys. The usual reasons:
- Building age and repairs. Many buildings date from the 1960s to 1980s and are working through Florida's milestone inspections and reserve studies. Some have raised dues or approved large special assessments. See condo rules, assessments and SIRS.
- Dues. A higher HOA can mean more is included (building insurance, water, cable, staff) or a building rebuilding its reserves.
- 55+ rules. Some buildings are age-restricted under federal rules, which narrows who can buy and live there.
- Financing. A building lenders won't finance limits buyers to cash or portfolio loans, and that often lowers prices.
- Flood zone and floor. Most of the city sits in FEMA's high-risk zone; see flood zones explained.
FHA: check the building first
FHA loans allow 3.5% down with a 580+ credit score, which is why first-time buyers ask about them. But for a condo, the building must qualify, not just you.
- Look the building up in HUD's FHA-approved condo list: HUD condo lookup. Search by city ("Hallandale Beach", state FL) and check the status and expiration date. Approvals expire, so "approved" from an old listing may no longer be true.
- Not on the list? FHA allows a Single-Unit Approval in some unapproved buildings. Generally the project must be complete, have at least 5 units, and FHA loans can't exceed 10% of the units (or 2 units in buildings with fewer than 10). Your lender submits it; not every lender does them (HUD Mortgagee Letter 2019-13).
- Ask about the building's finances: delinquencies, litigation, insurance and reserves can block FHA, VA and conventional loans. A lender calls a building that fails these "non-warrantable."
VA loans have their own condo approval list, and conventional loans have their own building review. Ask your lender to review the building before you make an offer.

| Line | How it's figured | Conventional, 10% down | FHA, 3.5% down |
|---|---|---|---|
| Down payment | Percent of price | $25,000 | $8,750 |
| Mortgage doc stamps | $0.35 per $100 of the loan (§201.08) | $787.50 | about $859 |
| Intangible tax | 0.2% of the loan (§199.133) | $450 | about $491 |
| Owner's title insurance | Florida-set rate; customarily the buyer's in Broward | about $1,325 | |
| Lender fees, appraisal, credit | On your Loan Estimate | about $2,000 to $3,700 | |
| Inspection + wind mitigation report | Your choice, strongly recommended | about $400 to $700 | |
| Prepaids and escrow | First months of insurance and tax | about $2,000 to $4,000 | |
| Association approval | Up to $150 per applicant (§718.112(2)(k)) | up to $150 | |
| Capital contribution | One-time new-owner charge, if the building has one | often 1 to 3 months of dues | |
| Roughly | $32,000 to $36,000+ | $16,000 to $20,000+ | |
FHA figures include the 1.75% upfront mortgage insurance financed into the loan ($245,472 total loan). Deed doc stamps ($0.70 per $100, §201.02) are usually the seller's cost in Broward, but your contract decides. Title figure uses Florida's promulgated rate on a $250,000 policy.
The monthly cost
On the same $250,000 condo, at 7.24% for 30 years. Freddie Mac's weekly average 30-year fixed rate was 7.24% for the week of October 29, 2026 (Freddie Mac PMMS, week of October 29, 2026); your rate depends on your credit, down payment and loan type.
- Loan payment: about $1,533 (conventional, $225,000 loan) or about $1,673 (FHA), plus FHA's annual mortgage insurance of about $112/mo at the common 0.55% rate.
- Property tax: about $396/mo, estimated at 1.9% of the price. Taxes reset on your purchase price, so the seller's bill isn't a guide. Homestead can lower it: up to $50,000 off the assessed value if it's your main home, filed by March 1 (Broward Property Appraiser).
- Unit insurance (HO-6): Broward condo policies averaged about $1,816 a year (about $151/mo) per the Florida Office of Insurance Regulation's March 2026 data; get a quote. Add flood coverage if your lender requires it.
- HOA: see the live medians above; ask what's included.
Conventional, that adds up to about $2,080 a month before the HOA. Add the building dues and compare with the $2,399 median Hallandale Beach rent on October 28, 2026. Plug in any listing with the payment calculator or compare with the rent vs. buy calculator.
Lower-cash ways to buy
- Florida Hometown Heroes: for eligible first-time buyers in many occupations, a 0% second mortgage for 5% of the first mortgage (minimum $10,000, up to $35,000), repaid when you sell or refinance. Funding and rules change; check Florida Housing and use a participating lender.
- Other down payment help: Florida Housing and Broward County run programs that open and close with funding.
- Seller credits toward closing costs, instead of a lower price.
Before you make an offer
- Lender pre-approval, with the building checked for FHA, VA or conventional financing.
- Ask for the budget, milestone inspection, SIRS, board minutes and any assessments.
- Check 55+, pet and leasing rules, if they matter to you. zach.homes shows what the MLS states on each listing.
- Check the flood zone and get an insurance quote.
- On a resale condo, you have 7 days (not counting weekends and holidays) after receiving the association documents to cancel (contracts from July 1, 2025; §718.503). Read them.

Questions
Are there condos under $300,000 in Hallandale Beach?
Yes. On October 28, 2026, about half of the roughly 1,000 Hallandale Beach condos for sale on zach.homes were asking $299,000 or less. The live count and median HOA by size are on this page.
How do I know if a condo is FHA approved?
Search the building in HUD's FHA condo lookup (entp.hud.gov) and check that the approval hasn't expired. If it isn't listed, a lender may be able to request a Single-Unit Approval in some buildings.
How much cash do I need to buy a $250,000 condo in Hallandale Beach?
Roughly $32,000 to $36,000 or more with 10% down, or $16,000 to $20,000 or more with FHA's 3.5% down, including closing costs. Your Loan Estimate gives the real number.
Why are some Hallandale Beach condos so cheap?
Usually the building: older construction, upcoming repairs or assessments, high dues, 55+ rules, flood exposure, or lenders not financing the building.
