Renting vs. buying in Hallandale Beach in 2026: the real monthly math
October 29, 2026 · Zach Curtis, REALTOR®, Realty Hub
As of October 29, 2026, the median asking rent across 637 Hallandale Beach rentals on zach.homes was $2,400 a month, and the median asking price across 1,015 Hallandale Beach condos for sale was $299,000. Those two numbers make the question look close. Whether buying actually beats renting depends on the building's dues, today's mortgage rates, the cash you have and how long you'll stay. Here's the math for Hallandale Beach specifically.
Rent vs. price, live, by size
Live right now, Hallandale Beach condos by size (rentals and sales of the same kind of home):
| Size | Median rent | Median asking price | Median HOA | Rentals / for sale |
|---|---|---|---|---|
| 1 bedroom | $1,913/mo | $220,000 | $649/mo | 238 / 415 |
| 2 bedrooms | $2,600/mo | $350,000 | $1,072/mo | 249 / 499 |
| 3+ bedrooms | $6,825/mo | $925,000 | $1,731/mo | 50 / 99 |

A worked example: a $299,000 condo vs. $2,400 rent
Using the Hallandale Beach medians as of October 29, 2026. Illustrative, not a loan offer. Freddie Mac's weekly average 30-year fixed rate was 7.24% for the week of October 29, 2026 (Freddie Mac PMMS, week of October 29, 2026); your rate depends on your credit, down payment and loan type.
| Monthly | Buy: $299,000, 10% down, 7.24%, 30 years | Rent |
|---|---|---|
| Loan payment (principal + interest on $269,100) | about $1,834 | |
| Property tax (estimated at 1.9% of the price) | about $473 | |
| Unit insurance (HO-6, Broward average, Florida OIR, March 2026) | about $151 | Renters insurance, usually less |
| HOA dues | The building's dues (see the live medians above) | Usually included in rent |
| Repairs inside the unit | Yours; budget something every month | Usually the landlord's |
| Total | about $2,458 + HOA + repairs | $2,400, and rent can go up at renewal |
At 7.24%, about $2,610 of the first year's payments goes to principal (money you get back when you sell, if the price holds) and about $19,397 goes to interest, which is a cost like rent. Over five years, principal paid adds up to about $15,153.
How the rate changes the answer
| Rate (30-year fixed) | Monthly principal + interest on $269,100 |
|---|---|
| 6.50% | about $1,701 |
| 7.24% (Freddie Mac, week of October 29, 2026) | about $1,834 |
| 8.00% | about $1,975 |

Cash up front
- Buying that $299,000 condo with 10% down: $29,900 plus closing costs, roughly 2% to 4% of the price as a rough estimate, so about $36,000 to $42,000. FHA in an approved building takes less; see the line-by-line cash-to-close example.
- Renting at $2,400: first month, often last month and a security deposit add up to about $7,200, plus application fees and the condo association's approval fee (capped at $150 per applicant, §718.112(2)(k)). See move-in costs explained.
What's different about Hallandale Beach
Most homes for sale here are condos, so the building decides a lot of the answer:
- Dues and assessments. Florida's milestone inspection and reserve study rules have led many buildings to raise dues or approve special assessments. A unit that looks cheaper than renting can cost more once those are added. Read condo rules, assessments and SIRS and ask for the budget before you offer.
- Association approval applies either way. Renters and buyers both usually need the association's approval, and buildings set their own rules on pets, parking and leasing.
- Leasing rules if you might move. Some buildings limit how soon or how often an owner can rent the unit out. If you might move in a few years and keep the condo, check that before you buy.
- 55+ buildings. Some buildings are age-restricted under federal rules; listings on zach.homes show when the MLS marks a building 55+, and you can leave them out of a search.
- Flood. Much of the city is in FEMA's high-risk zone, which can mean flood insurance for owners. See flood zones explained.
How long you'd need to stay
Buying has costs at both ends. Beyond closing costs when you buy, selling later means paying agent compensation, title costs and the seller's deed doc stamps, $0.70 per $100 of the price in Broward (about $2,093 on $299,000, §201.02). A common rule of thumb is about 5 years or more for principal paid and any price growth to outweigh those costs. It's an estimate, not a guarantee.
When each tends to make sense
- Buying leans ahead if you'll stay 5 years or more, you can cover the down payment and closing costs and still keep an emergency fund, the all-in monthly cost is close to your rent, and the building's finances check out.
- Renting leans ahead if you may move within a few years, closing would use all your savings, you want to try a building first, or the buildings you like have large assessments coming.
