Condo or house under $500K
At this price the choice is mostly between a condo and a smaller or older house. Each has costs the other doesn't:
- Condo: lower price and lower unit insurance, but monthly dues, association approval and the chance of special assessments. Florida's milestone inspection and reserve study rules have pushed many older buildings to raise dues; read condo rules, assessments and SIRS before you choose a building.
- House: usually no condo association (some neighborhoods have an HOA), but you pay for the roof, the AC, the plumbing and the yard yourself, and insurance costs more. The Florida Office of Insurance Regulation's March 2026 data put the average Broward homeowners policy near $6,136 a year, versus about $1,816 for a condo unit policy (Florida OIR).
- Townhouse or villa: often in between, with an HOA that may cover the roof or exterior. Ask exactly what it covers.
A worked example: a $450,000 house
Illustrative only, not a loan offer. Freddie Mac's weekly average 30-year fixed rate was 7.24% for the week of October 29, 2026 (Freddie Mac PMMS, week of October 29, 2026); your rate depends on your credit, down payment and loan type.
| Monthly | $450,000 house, 10% down, 7.24%, 30 years |
|---|---|
| Loan payment (principal + interest on $405,000) | about $2,760 |
| Property tax (estimated at 1.9% of the price) | about $713 |
| Homeowners insurance (Broward average, Florida OIR, March 2026) | about $511 |
| Flood insurance | if your lender requires it, or if you choose it |
| Before repairs and flood | about $3,984 |
Cash up front would be the $45,000 down payment plus closing costs, roughly 2% to 4% of the price as a rough estimate, so about $54,000 to $63,000. FHA or down payment help can lower that (see below). Run any listing through the payment calculator or the affordability calculator.
Inspections that matter on older homes
- General home inspection during your inspection period, covering the roof, AC, plumbing, electrical and signs of water.
- Wind mitigation report. Florida requires insurers to offer discounts for features that reduce windstorm loss, like roof straps and impact windows (§627.0629). The report documents them and can lower your premium.
- 4-point inspection. Many insurers ask for one on older homes (roof, electrical, plumbing, heating and cooling). Get insurance quotes early; roof age and condition often decide the price.
Flood zones
Parts of Hollywood are in FEMA high-risk flood zones; the live list above shows how many of today's listings are mapped in one. A lender requires flood insurance on a mortgaged home in a high-risk zone. Florida sellers must also disclose known flooding, flood claims and flood aid in writing (§689.302). Check any address on FEMA's flood map, read our flood zone guide, or search outside high-risk zones.
Ways to stretch a $500K budget
- FHA allows a smaller down payment, but for a condo the building has to qualify. See how to check a condo for FHA.
- Florida Hometown Heroes and other down payment programs help eligible first-time buyers; funding and rules change, so check Florida Housing and use a participating lender.
- Homestead. If it's your main home, file with the Broward County Property Appraiser by March 1 of the following year to lower your taxable value.
- Seller credits toward closing costs, instead of a lower price, can reduce the cash you need.
