2026 FHA and conforming loan limits in Broward, Miami-Dade and Palm Beach counties: what they mean for buyers in Hallandale Beach, Hollywood, Aventura and Boca Raton
October 31, 2026 · Zach Curtis, REALTOR®, Realty Hub
Short answer: for 2026, the FHA loan limit for a one-unit home or condo is $667,000 in Broward, Miami-Dade and Palm Beach counties, and the conforming limit for Fannie Mae and Freddie Mac loans is $832,750. Those caps apply to the loan amount, not the price, so your down payment decides how expensive a home each loan type can reach.
The 2026 limits for South Florida
HUD's FHA mortgage limits lookup lists the same 2026 figures for all three counties, which covers Hallandale Beach, Hollywood, Dania Beach and West Park in Broward, Aventura in Miami-Dade, and Boca Raton in Palm Beach:
| Property | FHA limit (2026) | Conforming limit, Fannie Mae and Freddie Mac (2026) |
|---|---|---|
| One unit (house, townhouse or condo) | $667,000 | $832,750 |
| Two units | $853,900 | $1,066,250 |
| Three units | $1,032,150 | $1,288,800 |
| Four units | $1,282,700 | $1,601,750 |
HUD sets FHA limits between a national floor of $541,287 and a ceiling of $1,249,125 for one unit, for case numbers assigned on or after January 1, 2026 (HUD announcement). FHFA set the 2026 baseline conforming limit at $832,750 (FHFA release). HUD's lookup lists a $580,000 median sale price for these counties, and the local FHA limit of $667,000 works out to 115% of that figure, above the national floor.
What the limit means for your price range
The cap is on the loan amount. FHA allows as little as 3.5% down for qualified borrowers (HUD: FHA loans), so at the one-unit limit a 3.5% down payment reaches a price of roughly $691,000 ($667,000 ÷ 0.965). Put more down and you can buy above that with the same loan amount. For a conventional loan, the same math applies at $832,750.
- Under the FHA limit: FHA, conventional and VA are all on the table, subject to your credit and the property.
- Between $667,000 and $832,750 in loan amount: FHA is out unless you put more down; conventional conforming loans still work.
- Above $832,750: that's a jumbo loan, meaning it's above the conforming limit and Fannie Mae and Freddie Mac don't buy it. Lenders set their own jumbo terms.
The loan limit is only a ceiling. Your income, debts and credit decide what you actually qualify for; see credit score minimums and income needed to buy a condo.
Three quick examples
- $400,000 condo in Hallandale Beach: with 3.5% down ($14,000), the FHA loan is $386,000, well under the $667,000 limit, so the limit isn't the constraint; the building's approval and your budget are.
- $750,000 house in Hollywood: at 3.5% down the loan would be $723,750, over the FHA limit. You'd need at least $83,000 down to keep an FHA loan at $667,000, or use a conventional loan, which stays under $832,750.
- $950,000 condo in Aventura: with 10% down the loan is $855,000, which is above the conforming limit, so it's a jumbo loan. At $117,250 down or more, the loan fits under $832,750.

Condos: the building has to qualify too
An FHA loan on a condo needs an FHA-approved project, or a single-unit approval where that's allowed, and condo dues count in your payment. Read how to check if a condo is FHA-approved and Hallandale Beach condos under $300K with FHA before you tour.
Two to four units
The higher limits for two-, three- and four-unit properties apply when you buy a duplex, triplex or fourplex; HUD says FHA loans are available on one- to four-unit properties. Ask your lender about occupancy requirements and how expected rent from the other units is counted.
VA loans
If you have full VA entitlement, VA says you don't have a loan limit, as long as you can afford the loan and the appraisal supports the price (VA: loan limits). If you don't have full entitlement, VA bases your remaining entitlement on the county loan limit where you buy, minus what you've already used.
Will the limits change for 2027?
FHFA and HUD publish new limits for each calendar year, and the 2026 limits above were announced in late 2025. If you're buying in early 2027, ask your lender which year's limit applies to your loan. FHA uses the date your case number is assigned.
Next steps
- Get pre-approved and ask the lender to show FHA and conventional side by side.
- Run your numbers in the mortgage calculator and the affordability calculator, including taxes and condo dues; see 2026 property tax rates by city.
- Browse Hallandale Beach, Hollywood, Aventura or Boca Raton within that range.
